10 essential home maintenance tips every homeowner in Farnham & Surrey should know

Keeping on top of home maintenance in Surrey doesn’t have to be expensive or time-consuming. A few simple checks each season can save you hundreds of pounds in repair bills — and keep your home safe, warm and looking great all year round.

1. Check your doors and windows every autumn

Draughty doors and windows are one of the biggest causes of heat loss in Surrey homes. Before winter arrives, run your hand around door and window frames on a windy day. If you feel cold air, the seals need replacing. Re-caulking and fitting draught excluders is a quick, inexpensive fix that can noticeably reduce your heating bills.

2. Re-caulk your bathroom every 2 years

Old or cracked caulk around your bath, shower and sink lets water seep behind tiles, leading to damp, mould and costly structural damage. Check yours every year and replace it if it’s discoloured, cracking or peeling away from the surface. This is one of the most cost-effective maintenance jobs you can do.

Sean’s tip:

Use a silicone-based caulk rather than acrylic for bathrooms — it’s more flexible and water-resistant, and will last much longer in wet areas.

3. Treat your decking every spring

Decking in Surrey takes a beating over winter — rain, frost and algae all take their toll. Every spring, give your deck a thorough jet wash to remove algae and dirt, then apply a good quality decking oil or stain. This protects the wood, prevents rot and keeps it looking great for years. Leaving it untreated can mean a full replacement within 5-7 years.

4. Keep your gutters clear

Blocked gutters are one of the most common causes of damp problems in UK homes. Leaves and debris build up quickly, especially in autumn. Check and clear your gutters at least once a year — twice if you have trees nearby. Water overflowing from blocked gutters can damage your fascias, walls and even your foundations over time.

5. Oil your fence and garden gate annually

Timber fences and gates in Hampshire and Surrey are constantly exposed to wet weather. Applying a fence treatment or wood preserver once a year dramatically extends their life. Pay particular attention to the base of fence posts where they meet the ground — this is where rot starts first.

6. Check your exterior paintwork

Peeling or cracking exterior paint isn’t just an eyesore — it exposes wood and masonry to moisture, leading to rot and damp penetration. Walk around your property every spring and touch up any areas where paint has lifted. Catching it early means a simple touch-up rather than a full repaint.

Sean’s tip:

Always use a primer on bare wood before applying exterior paint. Skipping the primer is the number one reason exterior paintwork fails prematurely.

7. Test your smoke and CO alarms

This takes 30 seconds and could save your life. Test every alarm in your home monthly — just press and hold the test button. Replace batteries annually, and replace the entire unit every 10 years. If you’re not sure when yours were installed, it’s worth replacing them.

8. Fix dripping taps immediately

A dripping tap wastes more water than most people realise — up to 5,500 litres per year for a single dripping tap. More importantly, a dripping tap puts strain on your plumbing and often indicates a worn washer that will eventually fail completely. It’s a 15-minute fix that saves money and prevents bigger problems.

9. Seasonal maintenance checklist

Spring

  • Jet wash decking, patio & driveway
  • Treat decking with oil or stain
  • Check exterior paintwork
  • Clear gutters after winter

Summer

  • Fence & gate repairs
  • Garden furniture assembly
  • Re-caulk bathrooms
  • TV & shelf mounting jobs

Autumn

  • Draught-proof doors & windows
  • Clear gutters of leaves
  • Check roof tiles (from ground)
  • Bleed radiators

Winter

  • Fix dripping taps before freeze
  • Check loft insulation
  • Test smoke & CO alarms
  • Indoor painting & decorating

10. Don’t let the small jobs pile up

The most expensive home repairs are the ones that started as small jobs and were ignored. A stiff door becomes a broken frame. A dripping tap becomes a burst pipe. A cracked caulk line becomes damp in the walls. The best home maintenance tip of all is simply to deal with small issues as they arise rather than letting them grow into expensive problems.

If your to-do list is getting out of hand, a half-day with a local handyman can clear 8-10 small jobs in one visit — far more cost-effective than individual specialist callouts for each one.
